Plumbing in Centennial Hills

Centennial Hills is new construction, with a median build year of 2005 and nothing predating 1980. The supply pipe is PEX and has decades left. What brings people to the phone is water quality and first generation equipment. Think unused softener loops, scaled aerators, filmy dishes and heaters past ten years old.

Who covers what in Centennial Hills

Plumbing permits for Centennial Hills are issued by the City of Las Vegas Building and Safety, at 495 S. Main St., Las Vegas, NV 89101, reachable on 702-229-6251. Sewer service here runs through City of Las Vegas sewer service, and that matters because in the Clark County Water Reclamation District area the lateral from your house to the main in the street is the property owner's responsibility rather than the district's.

The local lens

What goes wrong in Centennial Hills homes

Centennial Hills occupies the far northwest corner of the City of Las Vegas. The median home here was built in 2005, and nothing in the area predates 1980. About 47.3 percent of Clark County homes were built in 2000 or later, and this is one of the places that figure came from. Growth arrived late and it arrived all at once.

Providence, Skye Canyon and Iron Mountain Ranch are the newer master planned names out here. A median build year of 2005 puts much of the area barely two decades old. Housing that new is plumbed in PEX, credited with a 40 to 50 year life. PEX for potable water must show a minimum extrapolated 50 year lifetime under ASTM F2023. The pipe is not the problem here and will not be for a long time.

What is different about this corner is the water itself. About 90 percent of valley supply comes from Lake Mead and about 10 percent from a deep aquifer beneath the Las Vegas Valley. Groundwater is used mainly from April to October to cover peak demand. Homes on the northwest side can therefore be on a blend rather than straight lake water for much of the year.

None of that makes the water soft. The district publishes hardness at 280 parts per million, calcium averaging 75 and magnesium averaging 24. Total dissolved solids average 591 parts per million, against a Nevada secondary standard of 1,000. Those numbers are what drinking water treatment is meant to address.

Because the area sits inside the city limits, permits go to City of Las Vegas Building and Safety rather than to Clark County. Sewer service is the city's as well, not the Clark County Water Reclamation District's. Builders in this part of the valley commonly rough in a softener loop in the garage and leave it unconnected. A loop is plumbing waiting for equipment, and plenty of houses here still have nothing attached to it.

What people notice in a newer northwest home

Almost nothing on this list is a plumbing failure. It is a water quality list, and that is what a five to twenty year old house in this corner produces.

The exception is the first generation of equipment, which is now old enough to matter even in houses that still feel new.

  • Bottled water stacking up in the garage because the tap tastes flat
  • A faucet fitted three years ago already ringed with white deposit
  • Ice cubes coming out cloudy with an off taste
  • A softener loop in the garage with nothing connected to it
  • Dishes coming out of a newish dishwasher covered in a dull film
  • The original water heater in the house is now past ten years old
  • A coffee machine that needs descaling every few months
Is this you?

If your house was built during the growth wave after 2000 and you have never added treatment, this page is aimed squarely at you.

If the original water heater is still in place and the house is past ten years old, that is a second reason to read on.

When this is the wrong page

This page is not about failing supply pipe. Houses here are PEX plumbed, so if you are researching material failure you want whole Home Repiping, Las Vegas NV instead.

What a Centennial Hills call covers

US-95, the 215 Beltway, the Centennial Bowl interchange, Durango Drive, Ann Road and Elkhorn Road set the shape of this area. What changes from house to house is what the builder roughed in and whether anything was ever connected to it.

How it works

How the visit is run

Name the complaint, look at what the builder left, then put figures on the choices.

  1. Say what is bothering you

You describe whether it is taste, film, scale or spotting, since those point to different equipment. You are asked what year the house was built.

    On the phone
  2. Look at what the builder left

You show the garage loop, the water heater and the under sink space. The plumber checks valving, drain access and whether anything is connected.

    First on site step
  3. Options priced side by side

Point of use and whole house are priced against each other, and doing nothing stays on the table. You pick one.

    Before any work starts
  4. Install and permit where required

You remain the owner on the paperwork. Treatment equipment and heaters are the two items that usually trigger a city permit, and the inspection follows.

    After the scope is agreed

Nothing is priced until the loop, the heater and the under sink space have actually been looked at.

What it costs

What treatment and equipment work costs here

The gap between treating one tap and treating a whole house is thousands of dollars, so the figures below are ranges. Each is published by a named cost guide rather than by this company.

A cabinet sized unit and a whole house system are different installs with different labor, even though both are called water treatment.

How the estimate works

Someone comes to the house, looks at the loop, the under sink space and the heater, then explains which equipment addresses your actual complaint. Most assessments here take under an hour, because nothing has to be excavated or opened.

You then get a figure for each option and choose one, or none. Whatever you approve is the figure on the invoice, and any change is brought back to you first.

Published market ranges for treatment and equipment in newer homes
JobTypical Las Vegas rangeWhat moves the number
Reverse osmosis, installed$1,000 to $4,800Average around $2,200 for a full system. An under sink point of use unit runs $200 to $800 installed.
Water softener, installed$200 to $6,000National average about $1,500. A whole home system sized for Las Vegas hardness sits in the middle of that range, not the bottom.
Whole house filtration$1,129 to $3,541Average about $2,275. A carbon filter runs $800 to $1,500, a UV unit $500 to $1,500.
Tank water heater, installed$882 to $1,826National average about $1,347. A 50 gallon unit runs about $800 to $2,500 depending on venting and code upgrades.
Garbage disposal replacement$200 to $625Average around $550 including the unit.

Every figure in this table is a published Las Vegas or national market range from the source named beside it. It is not a quote and it is not this company's price list. Your number comes from the on site estimate. Sources: <a href="https://www.homeadvisor.com/cost/plumbing/" rel="nofollow noopener" target="_blank">HomeAdvisor cost guides, 2026</a>.

What changes your number

  • Point of use against whole house is the single biggest decision, and it changes the published range by thousands rather than hundreds.
  • A garage loop that was roughed in correctly cuts the labor on a softener install, because the connections and the drain already exist.
  • Cabinet space and the number of holes in the sink deck decide how much extra work a drinking water system needs.
  • Combining a softener and a drinking water system on the same visit shares the labor rather than paying it twice.
  • A permit and inspection, where the city calls for one, put a fee and a second appointment on the job.
  • Equipment cost drives the total here, because a basic cartridge system and a high capacity one take similar labor to fit.
Repair against replace

Treating only the kitchen tap costs a fraction of treating the whole house, but it does nothing for the scale reaching your heater and fixtures.

Service call and diagnostic fee

HomeAdvisor cost guides put a full reverse osmosis system at roughly $1,000 to $4,800, averaging around $2,200. An under sink point of use unit runs about $200 to $800 installed. That gap is the reason the complaint gets identified before anything is quoted.

This page prints no fee policy, because nothing about this company's fees has been verified. That question is answered on the call, along with whether the fee is credited toward the work.

Ranges last reviewed September 2026.

What the job looks like

What hard water leaves behind in a new house

Newer homes do not get easier water. They get the same minerals landing on newer surfaces, which is why deposits show up so quickly.

The illustrations below show what mineral deposit looks like on a nearly new fixture, which is easy to mistake for dirt.

Share of Centennial Hills homes built before 1980, between 1980 and 1999, and 2000 or later, with the pipe material typical of each era
When Centennial Hills was built, and what that means for the pipe in the wall

Deposit on a nearly new aerator

Calcium averaging 75 parts per million and magnesium at 24 leave solids behind every time water evaporates at the outlet. On a saturation index of plus 0.25 the water deposits scale rather than dissolving it. That is why a three year old faucet can look chalky at the tip.

A whole house filter housing on the loop

The garage loop many builders leave behind is sized to accept treatment equipment later. Until something is connected to it, the loop does nothing at all. Checking its valving and drain access is the first step in deciding what can go there.

Questions from Centennial Hills

Is water in the northwest valley different from the rest of Las Vegas?

The source can be. About 90 percent of valley drinking water comes from Lake Mead and about 10 percent from a deep aquifer under the Las Vegas Valley. Groundwater is used mainly from April to October for peak demand, so northwest homes can be on a blend.

The hardness does not meaningfully change. The district publishes 280 parts per million as calcium carbonate, which is 16 grains per gallon. It tells customers to set a softener to that figure.

What is the softener loop in my garage?

It is pre plumbed pipework the builder installed so a water treatment system could be added later. It typically includes supply connections and often a drain. On its own it treats nothing, because there is no equipment attached to it.

Plenty of homeowners assume the loop means the house came with a softener. Checking whether anything is actually connected takes about a minute and settles the question.

Do I need reverse osmosis if I already have a water softener?

They do different jobs. A softener addresses hardness minerals throughout the house, which is a scale and fixture issue. Reverse osmosis treats water at a single tap for drinking and cooking, which is a taste and dissolved solids issue.

Total dissolved solids in the valley average 591 parts per million. If your complaint is that the tap tastes flat rather than that the glassware spots, a point of use system is the more direct answer.

Which office issues plumbing permits in Centennial Hills?

City of Las Vegas Building and Safety, at 495 S. Main St., on 702-229-6251. The area is inside the city limits, so Clark County Building and Fire Prevention is not your counter. That holds even though county offices sit closer to some addresses.

The city applied the 2024 Uniform Plumbing Code to applications filed from January 5, 2026, and Clark County from January 11, 2026. Both jurisdictions enforce it alongside the Southern Nevada Amendments.

My house is twelve years old. Should I worry about the water heater?

It is worth checking the date plate. Rheem puts a traditional tank heater at 8 to 12 years and says hard water, heavy demand and skipped maintenance all shorten that. Twelve years on valley water is the far end of the published range.

A Battelle study for the Water Quality Research Foundation measured 528 grams of scale a year in gas storage heaters. Softened water produced 7 grams over the same period. None of the unsoftened units finished that test.

Why do my dishes come out of a new dishwasher with a film on them?

Hard water is the usual reason. Minerals stay behind when the water evaporates during the drying cycle, leaving a dull film that detergent alone does not remove. The appliance is doing its job, the water is simply leaving solids behind.

Calcium averages 75 parts per million and magnesium 24 in valley water. With a saturation index of plus 0.25 the water deposits scale, which is the same process that crusts an aerator or a shower head.

Is there anything I should check before calling anyone?

Yes. Read the date plate on your water heater and check whether anything is connected to the garage loop. Then watch your water meter with every tap off. Those three answers shorten the visit and sometimes make it unnecessary.

A flow indicator that keeps turning with everything off is the Southern Nevada Water Authority's own signal. It points to an underground loss ahead of the meter.
