Henderson plumbing, from Green Valley pipe to Anthem slabs

Polybutylene supply pipe was manufactured from 1978 to mid 1995. Henderson's median home dates to 1999, so the older Green Valley streets are where that question starts.

Plumbing in Henderson

Henderson has 366,071 residents and a median build year of 1999, with about 11 percent of its housing built before 1980. Polybutylene pipe was made from 1978 to mid 1995, which covers the older Green Valley streets. Newer areas such as Anthem and Inspirada are copper or PEX, and their problems sit under the slab instead.

Who covers what in Henderson

Plumbing permits for Henderson are issued by the City of Henderson Department of Building and Fire Safety, at 240 S. Water Street, Henderson, NV 89015, reachable on 702-267-3620. Sewer service here runs through City of Henderson Department of Utility Services, and that matters because in the Clark County Water Reclamation District area the lateral from your house to the main in the street is the property owner's responsibility rather than the district's.

The local lens

What goes wrong in Henderson homes

Henderson has 366,071 residents, and its median home dates to 1999. About 11 percent of the housing stock was built before 1980. That older share sits inside the years when polybutylene supply pipe was still going into new construction.

Green Valley and Green Valley Ranch are established master planned neighborhoods on the west side of the city. Polybutylene was manufactured from 1978 to mid 1995, so a house there from those years can still have it in the walls. The tubing is most often gray and stamped PB2110. Disinfectants in city water react with the plastic and flake it apart from the inside.

The southern end of the city is much younger. Anthem, Sun City Anthem, Seven Hills, Inspirada and Cadence are the newer names down there. Homes built after mid 1995 are past the polybutylene era and were plumbed in copper or PEX instead. Copper water line is credited with roughly 50 years, so a late 1990s run is middle aged rather than finished.

Henderson houses sit on slabs rather than basements, largely because of caliche. Caliche is a calcium carbonate layer under the desert soil that is about as hard as concrete. A supply line running under that slab cannot be reached without opening concrete. That is why a warm patch of floor, or a meter that keeps turning with every tap off, gets taken seriously here.

The city runs both its own building department and its own sewer utility, so neither the county nor the City of Las Vegas is involved. Sewer service comes from the Henderson Department of Utility Services. On the water side the hardness is the valley figure of 280 parts per million. The published saturation index of plus 0.25 means this water deposits scale rather than dissolving it.

Symptoms that point at the pipe or at the slab

Two patterns dominate. In the older master planned areas it is repeat pinhole leaks in plastic supply pipe. In the newer southern tracts it is water escaping under concrete.

The second one is quieter and more expensive, because nothing shows until the floor, the bill or the meter gives it away.

  • A pinhole spray you found inside a wall or a ceiling
  • The sound of water running when every tap is off
  • One patch of floor tile that feels warm underfoot
  • Gray plastic pipe that has now leaked in two different rooms
  • Damp or lifting baseboard along a single wall
  • A water bill that climbed with no change in how you use water
  • Hot water pressure that drops away while the shower runs
Is this you?

If your Henderson home went up between 1978 and 1995, the pipe material question applies to you directly and is worth settling.

If your home is newer, the symptom list changes. A warm floor, a running meter or an unexplained bill points at the slab first.

When this is the wrong page

This page is not about drain and sewer blockages. A slow or backed up drain is a separate problem, covered by drain Cleaning, Las Vegas NV.

If you already know the job, go to slab Leak Repair in Las Vegas or leak Detection, Las Vegas NV. A neighboring service area has its own page at Las Vegas.

What a Henderson call covers

I-11, the 215 Beltway, Boulder Highway, St Rose Parkway and Lake Mead Parkway thread the city together. What changes from one end to the other is the pipe in the wall and the depth of the slab.

What is includedWhat that means
Pipe material confirmedAn accessible section is found and read, because the stamp on the tubing ends the argument about what you have.
Meter and pressure readingThe meter tells you whether water is leaving the system, which separates a slab leak from a fixture problem.
Leak located before concrete is openedListening equipment narrows the location first, so only the section that has to be opened is opened.
Reroute considered against breakingRunning a new line around the slab is sometimes cheaper and less invasive than cutting into the floor.
Henderson permit handlingHenderson permits never go through the county, so the filing and the inspection both run through 240 S. Water Street.
Restoration named separatelyConcrete, tile and drywall repair is quoted as its own line so you can see what is plumbing and what is finish work.

How it works

How a leak call is worked

Confirm water is escaping, find where, then decide how to reach it.

  1. Describe what you noticed

You say what you saw, heard or felt, and when it started. You are asked whether the meter is moving with the taps off, since that answer changes the whole visit.

    On the phone
  2. Confirm the loss

You show where the meter and the main shutoff are. The plumber isolates sections to prove water is leaving the system rather than pooling from a fixture.

    First on site step
  3. Locate before opening

You clear the area so equipment can work against a quiet floor. Listening gear narrows the leak to a section before any concrete is touched.

    Before any concrete is cut
  4. Choose repair, reroute or repipe

Repair, reroute and repipe are priced against each other, alongside doing nothing today. Work starts only once you have picked one.

    Before any work starts

The price becomes final when you approve it, which is after the leak has been located rather than guessed at.

What it costs

What leak and pipe work costs here

Leak work is hard to price from a description, which is why the figures below are ranges rather than single numbers. Each one is published by a named cost guide, not by this company.

Slab work has the widest spread of anything in plumbing. Reaching the pipe and restoring the floor can cost more than the repair itself.

How the estimate works

Someone comes to the property, checks the meter, isolates the system and runs listening equipment where the loss points under concrete. Locating usually takes one to two hours. Nothing is cut during that stage.

You then get the repair options side by side, with a figure on each, and you pick one. That agreed number is fixed before the first cut, and any change comes back to you first.

Published market ranges for leak location, slab work and repiping
JobTypical Las Vegas rangeWhat moves the number
Slab leak detection$150 to $400Pinpointing the leak from above the slab, before any concrete is opened.
Slab leak repair$630 to $4,400National average about $2,280. Rerouting the line around the slab instead of breaking it runs about $600 to $4,000.
Leak detection$125 to $400Repairing the pipe once it is found runs about $150 to $350 more. Las Vegas contractors commonly publish $200 to $600 for detection.
Whole home repipe, PEX$4,000 to $10,000Las Vegas contractors commonly publish $4,500 to $8,000 for 1,500 to 2,000 square feet, rising with the size of the house.
Whole home repipe, copper$8,000 to $18,000Las Vegas contractors commonly publish $8,000 to $13,000 for 1,500 to 2,000 square feet.

Every figure in this table is a published Las Vegas or national market range from the source named beside it. It is not a quote and it is not this company's price list. Your number comes from the on site estimate. What changes your number

  • Whether the line can be rerouted above the slab instead of through it changes both the labor and the restoration cost.
  • Floor covering matters, since replacing a cut section of plain concrete under carpet is nothing like matching twenty year old tile.
  • House size and bathroom count set any repipe figure, because every fixture needs its own run and its own shutoff.
  • Choosing copper over PEX roughly doubles the published range for a whole home repipe of the same square footage.
  • How many separate leak locations exist decides whether a repair or a full repipe is the more sensible spend.
  • Occupied homes take longer than empty ones, since work has to be staged so the family keeps water overnight.
Repair against replace

One pinhole in polybutylene is a repair. The third pinhole in a year means you are paying repair prices toward a replacement you still need.

Service call and diagnostic fee

Published market ranges put leak detection at roughly $125 to $400, with Las Vegas contractors commonly publishing $200 to $600, according to HomeAdvisor cost guides. Slab leak detection specifically runs about $150 to $400.

There is no verified fee policy for this business, so none is printed on this page. Ask on the call what a diagnostic costs and whether it comes off the repair, and you get that answer before the visit is booked.

Ranges last reviewed September 2026.

What the job looks like

What polybutylene and a slab leak actually look like

One is a material that was installed legally and failed anyway. The other is water escaping where nobody can see it.

The illustrations below show both conditions, because neither one looks like what people picture when they hear the word leak.

When Henderson was built, and what that means for the pipe in the wall

Gray polybutylene supply tubing

Polybutylene is usually gray and carries a PB2110 stamp, though it also came in white, silver, black and blue. It fails from the inside as disinfectants attack the plastic, so small fractures deepen until they reach the outer wall. Nothing on the outside of the pipe warns you first.

A stain spreading across the slab

When a supply line under concrete gives way, the water travels along the slab before it surfaces. A warm patch on a tile floor often marks a hot line rather than the exact break. That is why locating equipment is used before anything is cut open.

Questions from Henderson

Does Henderson issue its own plumbing permits?

Yes. The City of Henderson Department of Building and Fire Safety at 240 S. Water Street handles them, on 702-267-3620. Henderson does not permit through Clark County Building and Fire Prevention, and it does not use the City of Las Vegas counter either. Your physical address decides which jurisdiction applies.

Henderson enforces the 2024 Uniform Plumbing Code with the Southern Nevada Amendments layered on top. Those amendments are written by the Southern Nevada Building Officials, so the national code alone is never the full requirement.

How do I tell if my Henderson house has polybutylene pipe?

Look at an exposed section near the water heater, under a sink or at the main shutoff. Polybutylene is usually gray, flexible plastic, and it is normally stamped PB2110. It was manufactured between 1978 and mid 1995, so the build year narrows the odds before you look.

Henderson's median home dates to 1999, which is past that production window. The older Green Valley streets are the ones inside it, and the city's late 1990s growth was generally plumbed in copper or PEX instead.

Who handles sewer service in Henderson?

The City of Henderson Department of Utility Services runs sewer service inside the city. The unincorporated valley is served by the Clark County Water Reclamation District instead, and Henderson addresses sit outside it.

In the district's area the lateral from house to street main belongs to the property owner. Wherever you are, that buried section is the part most exposed to roots and ground movement.

What are the signs of a slab leak in a Henderson home?

A warm spot on the floor, the sound of running water with everything off, or damp carpet with no source. An unexplained jump in the water bill and a meter dial that keeps turning also count. Any one of these is worth checking. Two together makes it likely.

The Southern Nevada Water Authority publishes a simple test for this. If the flow indicator keeps moving with every tap off, the leak is most likely underground between the shutoff valve and the meter. That test costs nothing and needs no tools.

Why do homes here sit on slabs instead of basements?

Caliche. It is a calcium carbonate layer under the desert soil, roughly as hard as concrete, and excavating it is expensive. Slab on grade construction avoids that cost, which is why it dominates across Southern Nevada.

The plumbing consequence is direct. Supply lines run through or under the slab, so a failure there is hidden. Reaching it means either opening concrete or rerouting the line around it entirely.

Is there help with the cost of finding a leak?

The Southern Nevada Water Authority offers single family homeowners a voucher of up to $250. It covers a leak diagnostic visit, or the first two hours of leak repair. It is one per property per calendar year, through a participating Water Smart Plumber.

It is worth checking the SNWA rebates page for current terms before you book anything. More than 20 percent of toilets have a leak according to SNWA, so the cheapest fix is sometimes the first place to look.

Should I repipe in copper or PEX?

Both are accepted materials. PEX is credited with a 40 to 50 year life, and copper water line with about 50 years. The life expectancy gap is smaller than most people assume. Published market ranges put a copper repipe at roughly double the PEX figure.

Copper is rigid and needs more access holes through framing. PEX runs in longer continuous lengths with fewer joints inside walls. The decision usually comes down to budget, access and how long you plan to keep the house.
