What goes wrong in North Las Vegas homes

North Las Vegas is the youngest of the valley's large cities. The median home here was built in 2003, eight years later than the median inside Las Vegas. Only about 12 percent of the housing stock predates 1980. Roughly 294,125 people live between the old Las Vegas Boulevard North corridor and the far northern edge.

Aliante, Eldorado and Cheyenne Ranch carry much of the growth after 2000, with Valley Vista, Azure and the Villages at Tule Springs newer still. Housing that new rarely has a supply pipe problem, because PEX is credited with a 40 to 50 year life. What it has instead is an equipment problem.

Everything bolted to that young pipe runs on a much shorter clock. Rheem puts a tank water heater at 8 to 12 years, so a 2003 house is on its second or third unit. Angle stops last 8 to 20 years, and hard water pushes them toward the early end of that. A softener fitted when the house was built has passed the 10 to 15 year resin bed window.

Along Las Vegas Boulevard North, in the older 89030 area, the conversation is a different one entirely. That older stock can still carry galvanized steel supply pipe and cast iron waste lines. Galvanized runs about 20 to 30 years and corrodes from the inside out, hiding its own condition. Two houses in one city can be forty years apart in both age and failure mode.

The city runs its own utilities rather than sitting under the Clark County Water Reclamation District. Sewer service comes from City of North Las Vegas Utilities, so a main line backup is a city matter here. The water is no softer for being north, since about 90 percent of the valley supply is Lake Mead water at 16 grains per gallon.

What fails first in a twenty year old tract home

In housing this young, the complaints cluster around hardware. Valves seize, heaters fill with sediment, and cartridges wear out from constant mineral contact.

None of that means the house was built badly. It means the parts installed with the house have reached the end of their published service life.

Who is responsible for the sewer line in North Las Vegas?

North Las Vegas runs its own sewer service through City of North Las Vegas Utilities, not the Clark County Water Reclamation District. In that district's area the lateral belongs to the owner, and that rule does not reach a North Las Vegas address.

Whoever runs the main, the line from your house to the street is the part that reaches roots, settlement and grease first. A camera inspection is the normal way to confirm which section has actually failed.

Do I need a water softener in a newer North Las Vegas home?

A new house does not get softer water. The Las Vegas Valley Water District publishes hardness at 280 parts per million, and tells customers to set a softener to 16 grains per gallon. Age of the building changes nothing about the supply.

What the age does change is the cost of doing nothing. Scale accumulates in heaters, valves and aerators from the first day. The Battelle study for the Water Quality Research Foundation measured 528 grams a year in gas heaters on hard water.

How do I know if my water heater is at the end of its life?

Start with the date on the manufacturer plate. Rheem puts a tank unit at 8 to 12 years, so anything past ten on Las Vegas water is living on borrowed time. Rumbling, cloudy hot water and a shorter hot supply all point the same way.

A tank that is leaking from the body rather than a fitting is finished, and no repair changes that. A leak at a valve or connection is a different matter and is often worth fixing.

What is causing the banging noise in my pipes?

Usually water hammer, which happens when fast closing valves stop moving water abruptly. High incoming pressure makes it much worse and stresses every connection in the house. A pressure regulator that has failed open is a common cause.

Regulators wear like any other valve and are not permanent. Published market ranges put replacement in the low hundreds, which is far less than the damage sustained high pressure does to fixtures and appliances.

Are there older homes in North Las Vegas with galvanized pipe?

Yes. About 12 percent of the housing stock predates 1980, concentrated in the older corridor near Las Vegas Boulevard North. Galvanized steel supply pipe from that era has a useful life of roughly 20 to 30 years and corrodes from the inside out.

That means it hides its own condition. Flow at the farthest fixture drops first, then water runs brown after sitting overnight. Waste lines from the same period are usually cast iron, listed at 50 to 60 years below ground.

My softener stopped using salt. Is it broken?

Probably, although the resin bed may be the real problem rather than the control head. A softener that has stopped drawing brine is no longer softening, even while it continues to run its normal cycle quietly.

Resin beds are rated at 10 to 15 years. Free chlorine averages 0.99 parts per million in this valley. Chlorine and 16 grain hardness together push a bed toward the short end of that rating.
